The property memory
you gift on closing day.
Hearthbruk is a private home care portfolio you set up in minutes and hand to your buyer. Hyper-local seasonal guidance, inspection findings turned into a year-one punch list, and a private link that stays useful for years — branded to you.
Co-branded
Your headshot, brokerage logo, and contact details anchor every page and every email your buyer receives — never 'noreply', always from you via Hearthbruk.
Hyper-local
Tuned for SW Cook, north Will, central DuPage, and NW Cook clay belt — sump, septic, well, radon, drainage, and Chicagoland weather patterns. Conservative defaults everywhere else.
Permanent record
A living log of filters, flushes, pump-outs, and accepted inspection findings. Owned by the buyer for the life of the home.
What you see
A dashboard that works while you're showing houses.
Add a buyer in minutes. Hearthbruk builds the care plan from the property's specs and ZIP, turns the inspection PDF into a reviewable year-one punch list, and drips seasonal touches under your name in the background.
- All your past closings in one place — warm, indefinitely.
- Plans tuned by build year, septic, sump, well, and ZIP.
- Inspection PDFs become reviewable findings inside the homeowner's plan.

What they receive
A quiet, beautiful guide — never a marketing email.
Your buyer opens a private link — no account, no password — and finds their home, their season, and the next few things to do. An AI helper answers "how do I…" questions scoped to their actual plan and their actual house.
- Priority now, coming up, and on-deck — no overwhelm.
- Get-help chat, scoped to their actual care plan.
- Reminder cadence is theirs — monthly, seasonal, or off. Life-safety always sent.
Inspection upload
Inspection notes become a year-one punch list.
Most inspection PDFs get filed once and forgotten. Upload one and Hearthbruk turns it into reviewable findings the agent confirms, then schedules them inside the homeowner's care plan — alongside the seasonal maintenance we already tune to their ZIP and home type.
- Drop a PDF — Hearthbruk scans pages, extracts features, confirms dates, and flags gaps.
- Agent reviews each finding before anything reaches the homeowner.
- Accepted findings live next to seasonal tasks for years, not days.

Frequently asked
Quick answers
- What is Hearthbruk?
- A co-branded home care portal given to buyers after closing. Agents use it as a lasting closing gift. Inspection reports can be uploaded to turn findings into a living care plan.
- Who pays for it?
- Nobody. It's free for agents and homeowners. Hearthbruk earns a small commission when homeowners buy recommended gear through Amazon affiliate links.
- Do homeowners need to create an account?
- No. Their agent hands them a private link on closing day and the portal opens immediately — zero friction. They can set reminder cadence (monthly, seasonal, or off) any time.
- What happens to my inspection report?
- Upload the PDF and Hearthbruk extracts the findings into a structured list. The agent reviews each one, then accepted findings become scheduled tasks in the homeowner's care plan — linked back to the original report.
- How do agents get set up?
- Sign in, add your brokerage, and start adding properties. Each property gets a private homeowner link you can share over email or text.
- Where does Hearthbruk work?
- We're in beta in the Chicago suburbs (SW Cook, North Will, Central DuPage, NW Cook) with hyper-local seasonal guidance. Conservative defaults are used elsewhere.
- Is my home's data private?
- Yes. Each home's portfolio lives behind a private, unguessable link. We don't sell data and we don't show banner ads. See our affiliate disclosure for the full picture.
